How long drying takes

Checkatrade says drying out after a leak takes from a couple of days to a few weeks, depending on how bad the leak was and the temperature inside and out. Repairs start once the building is dry, and after widespread flooding or water left for days they can take a few more weeks.

Hull's housing sits at the slower end. 53% of homes in the city are terraced, against 26% across England, and Hull City Council notes that the pre-1919 terraces were built without cavity walls. Solid brick holds more water than plasterboard and gives it up slowly. Suspended timber floors hide water in the void underneath, and a concrete floor can take weeks.

A flood from outside takes far longer. In a 2018 survey of Hull households, 12% said the 2007 floods kept them out of their home for more than six months.

What insurance usually pays, and what you pay

A sudden leak from pipes, tanks, heating or an appliance is usually covered by buildings insurance as escape of water. Many policies also pay for trace and access: finding a hidden leak and making good the floors, walls and ceilings opened up to reach it. Damage that builds up slowly is a different matter. The Financial Ombudsman treats damage from wear and tear, poor maintenance or a leak that happens gradually as not covered.

You pay the excess first, and the escape of water excess is often higher than the standard one. One insurer's policy summary sets £50 as the standard excess and £250 for escape of water. A claim can also change your renewal price or claims-free discount, and Hull City Council says insurance in Hull already costs more than anywhere outside London. If a job comes in not far above your excess, ask your insurer or broker how a claim would affect you before you make it.

If you rent, Shelter's guidance is that your landlord is responsible for buildings insurance and does not have to replace your belongings, so those go through your own contents cover. In a leasehold flat the freeholder usually arranges the buildings insurance. Rain through the roof only counts as storm damage when a storm caused it, and flood cover is its own section of the policy. Is it cheaper to do it myself?

For a small spill of clean water, often yes. Hiring one dehumidifier costs £50 to £150 a week, and a set of dehumidifiers and fans £50 to £100 a day. Once water has soaked into plaster, floorboards or the void underneath, doing it yourself usually costs more in the end: the damage spreads, mould follows, and insurers expect you to take reasonable steps to stop it getting worse.
