Bleach on a black patch buys a few weeks. We find where the moisture is coming from, dry it, then remove the mould so it has nothing to grow back on.
Each needs a different fix, and treating the wrong one is why mould keeps coming back.
Damp and mould in rented housing now carries legal deadlines. Awaab's Law has applied to social landlords in England since October 2025, setting time limits for investigating and fixing damp and mould hazards, and the rules for private landlords are tightening too. If you're a landlord or agent, a written record of the cause, the work and the drying is worth having. See our pages for landlords and tenants.
Mould caused by a sudden leak or flood is normally part of that claim. Mould from long-term condensation or gradual leaks usually isn't covered, as insurers treat it as maintenance. That's another reason to deal with leaks the day they happen.
If the mould followed a leak, our water damage cost estimator prices the drying and repairs as well as the mould removal.
Mould starts growing within 24 to 48 hours of a leak. The sooner drying starts, the less damage and the lower the cost.

Usually because the wall is still wet or cold. Solid brick walls in older Hull terraces stay cold on the inside, so condensation forms there. Heating, ventilation and dealing with any leak or penetrating damp matter more than the cleaner you use.
Mould can irritate lungs and skin and is a particular risk for babies, older people and anyone with asthma or a weak immune system. It should be removed and the cause fixed, not left or painted over.
If the mould came from a sudden leak or a flood you've claimed for, usually yes. Mould from condensation or slow, long-running leaks is normally excluded.
