Where pipes go in Hull homes

Winter is the busy time. Pipes in cold lofts, outside walls and unheated back extensions freeze, split, and only start leaking when they thaw, often while nobody is home. The other common one is a push-fit or compression joint that has been weeping for years and finally gives way under a sink or behind a washing machine.

The house type decides how far the water goes. In a two-up two-down terrace it runs straight down through the ceiling into the front room. In the taller three-storey terraces off Hessle Road and around the Avenues, a leak at the top can reach the ground floor through two sets of joists. Suspended timber floors hide water underneath, and solid concrete floors in postwar semis push it sideways under the skirting.

Once the pipe is repaired, the damage is in the building. Plaster and brick hold water, floor voids stay damp, and timber starts to swell. Many of Hull's older homes have solid walls with no cavity, which dry slowly and unevenly. We lift soaked flooring, pump out what we can, and set dehumidifiers and air movers running, then take moisture readings on each visit until the structure is actually dry, not just dry to the touch.

A burst pipe inside your home is usually an escape of water claim. Most buildings policies cover the damage the water caused and many also pay for tracing the leak if it's hidden. Slow drips that have rotted something over months are often excluded as wear and tear, which is why the photos and our drying readings matter. If the leak is outside your property, on the pipe running under the pavement, ring Yorkshire Water. The pipe up to your boundary is usually theirs to fix.

Where is the stopcock in a Hull house?

Most often under the kitchen sink. In older terraces look under the stairs or lift a floorboard near the front door, where the supply comes in. Turn it clockwise to shut it. If it won't move, ring us and we'll talk you through the outside stop tap.

Who pays if the burst is under the pavement?

Leaks on the public side of your boundary are normally Yorkshire Water's to repair. Inside your boundary the supply pipe is usually the owner's. The water damage inside your home goes through your own buildings or contents insurance either way.

My ceiling is bulging with water. What do I do?

Keep everyone out of the room underneath, put a bucket below the lowest point and turn off the electrics for that circuit if you can do it safely. Don't poke the ceiling if it's sagging badly. Ring us and we'll deal with it.

Will insurance cover a burst pipe?

Sudden bursts are normally covered as escape of water. Your insurer will want photos of the damage and evidence the house was dried properly, which we provide.
