Where grey water comes from

• A washing machine that has burst a hose or overflowed at the standpipe.
• A dishwasher leaking at the door seal or waste connection.
• A bath or basin overflowing, or a waste pipe coming apart under it.
• A sink waste blocked and backing up.
• A shower tray seal failing, letting used water into the floor below.

Why the clock matters

Grey water has nutrients in it, so bacteria multiply quickly in a warm kitchen or bathroom. Within about 48 hours it can become heavily contaminated and start to smell. Materials that could have been cleaned on day one often need replacing by day three.

How we clean it up

1. Remove the water, including what's trapped under flooring and units.
2. Assess the flooring. Hard floors are cleaned. Carpet underlay soaked in grey water is replaced, and the carpet itself sometimes.
3. Clean and disinfect the floor, skirting and lower walls.
4. Dry the floor and walls, checking concrete slabs and floor voids with a meter.

Kitchens in Hull terraces

Most grey water leaks start in the kitchen or bathroom, and in a lot of Hull terraces both are in the back extension: often a solid concrete floor with the bathroom above the kitchen. Insurance

A sudden overflow or burst is normally an escape of water claim. A slowly leaking seal or waste that has rotted the floor over time is often treated as wear and tear. Photograph the source and the damage before cleaning.
