What an inspection covers

• A look at every affected room, plus the places mould usually hides: behind furniture, under sinks, in cupboards on outside walls and in the loft.
• Moisture readings in walls, floors and ceilings to find damp that isn't visible yet.
• Humidity and temperature readings, which show whether condensation is the cause.
• A check of likely water sources: plumbing, roof, gutters, damp course, ventilation.
• A written summary with photos, the likely cause and what we'd recommend.

Leak, condensation or damp coming in?

This is the question an inspection is really for. They look similar on the wall but need different fixes. Mould on a cold outside wall in winter in a solid-wall terrace is usually condensation, and heating and ventilation fix it. A tide mark rising from the floor is more likely rising or bridged damp. A patch that spreads after rain points to water getting in from outside. A patch that grows when the bathroom above is used is a leak.

• Buyers and sellers when a survey has flagged damp.

What happens next
